Set in the heart of Epping, The Cambridge is Levande’s landmark vertical retirement living project, developed in partnership with the Catholic Diocese of Broken Bay. Designed by Architectus, with interiors by Pike Withers, the project brings together 158 independent living apartments, a resident clubhouse, pool, rooftop terrace and a 132-bed residential aged care facility within a broader intergenerational precinct that also includes a primary school and parish facilities. Public reporting describes it as Australia’s tallest retirement village and one of the tallest in the world.

For the sales team, this was not a standard residential launch. The Cambridge needed to communicate a more layered proposition: premium retirement living, community connection, ageing in place and a new model for later life in a highly connected Sydney location. The experience needed to feel considered, elevated and easy to understand for both buyers and agents.

THE STORY

The context

The Cambridge was conceived as a new standard in retirement living, combining convenience, premium amenity and a strong sense of community in one vertical village setting. Located just steps from Epping Station, the development was designed to support residents in ageing in place, with independent living, aged care and shared community infrastructure all brought together in one integrated environment.

That created a powerful story, but also a more nuanced one. Buyers needed to understand not only the residences themselves, but the wider lifestyle proposition and the long-term value of the integrated living model.

The challenge

The client needed a way to present the project vision in a clear and distinctive way, while elevating the sales gallery experience for both buyers and agents.

For a project like The Cambridge, that meant showing more than floorplans and finishes. The team needed to communicate the scale of the development, the quality of the design, the surrounding location and the broader vision for connected retirement living, all in a way that felt premium and easy to navigate.

The turning point

That led to a connected sales gallery experience built around immersive presentation, model integration and digital storytelling.

Using the Presenter App, LED wall, Digital Twin, surrounding map and model lighting integration, the team could move seamlessly between vision, location, residences and product detail. The result was a more polished and intuitive sales journey that helped buyers understand the opportunity with greater confidence.

The experience

Buyers were greeted by a large LED screen controlled via the Presenter App, giving agents an impactful way to introduce the project and bring its vision to life. From there, the app connected directly to the physical model, allowing agents to select residences that would light up on the model while presenting the corresponding floorplan at the same time.

This helped connect the broader project story to specific homes in a way that felt immediate and clear. The team could then move seamlessly into the meeting room to continue the presentation and use the Digital Twin to explore the development in more detail. Behind the scenes, the app was also connected to the CRM, giving agents access to accurate live data and helping keep the experience smooth and commercially effective.

RESULTS

The Cambridge achieved strong early sales momentum, with public reporting indicating that more than 60% of apartments were sold before launch. This is a strong result for a project introducing a new model of integrated retirement living at scale and reflects the market’s confidence in both the product and the broader vision.

Residences were priced from $790,000 up to $2.4 million, reinforcing the project’s premium positioning within the sector. Together, these results suggest that clear presentation of the vision, lifestyle offering and long-term value played an important role in helping buyers engage with confidence.
